2022 Annual Meeting
Hi everyone! The 2022 Annual Meeting of Cranberry Hill was held by Zoom on Sunday, May 29, 2022. I am sure the Board will be circulating formal minutes for this meeting on CHI Docs. In the meantime, here are the key updates:
There was a quorum present.
Frank Cristiano and Ronnie Sanders were both elected to new 3-year terms as directors, leaving one vacancy on the Board - volunteers encouraged!
Frank Cristiano, project lead, presented the beach access project bids, along with the Board’s recommended vendor selection:
The beach access would be reconfigured to follow an East-West path over the top of the coastal bank
The entry point would be moved to the northwest corner of the parking lot (walking through the collection pond area), and accessed by a footpath over the top of the bank
The new stairs would be a partial rebuild, redesigned as a straight shot down, with a couple of landings along the way, connecting to the lower half of the stair structure, which will remain in place
The first phase - constructing the new stairs over the top of the bank - could take place in Fall 2022
The second phase - removing the old ramps and revegetating the channel they currently occupy - could take place in Spring 2023
All of the above was approved by the Truro Conservation Commission at their March 7, 2022 meeting
The meeting unanimously approved the engagement of the Board’s recommended vendor to construct the new partial beach stairs, remove the old ramps, and restore the vegetation underneath them
Frank was thanked for his excellent presentation and all of the hard work leading up to it
Mike Kravec, Treasurer, presented the financial report, which included a 2022 calendar fiscal year budget with forecasts for several later years:
The bulk of the beach access project would be assessed and paid for in 2022 (more on that below)
Repaving of Fishermans Road Extension and Heather Lane would take place in 2024 once we rebuild our finances
Repaving of Bayberry Road would take place in 2027
The meeting unanimously approved the 2022 budget
Mike then continued with the special assessment presentation. The assessment would be billed over the summer and payable as soon as possible:

A pilot proposal for a new Director nomination process was discussed and tabled until a later meeting.
Laurie Lee, President, then updated the members on the status of the buffer land identified by the Town of Truro for a possible DPW facility, and the efforts of the Board and other members, aided by the Corporation’s counsel, to engage community action on the topic (refer to CHI Docs for more information!).
Other matters brought before the meeting were discussed.
The meeting adjourned - with major to our entire Board and the volunteers who support them!
